Loose Ends

I'm attempting to tie up all those loose ends before closing.   I really don't want to be caught with my pants down.  I asked my buyers agent to mail me a checklist of what I need to do.  I really should have had this from the moment I walked in the office, but alas I did not ask for that. I contacted my Roth IRA company and got 10k transfered into my bank account.  I did not have to use the first time home buyers exemptions since I am using only contributions.  I did not know I could use con...

Loan Documents

I got most of my loan documents today.  Most of the papers are pretty straight forward, but there are a few that I used one of my life lines.  Thank god for a buyers agent.  I did catch a small error by the broker and I'm very thankful for all those years in the service where we had to be very anal retentive on paperwork. I also made a phone call to a couple companies today. Since I have no credit file, I have to prove I pay my bills on time. I found my car insurance agency(Progressive) ...

Hurry Up and Wait

We use to use the term hurry up and wait when I was in the Navy.   Thats where I am right now and its driving me bonkers.  As I near the closing date of my property (2 more weeks), I have just about completed everything I need to.  There is nothing more for me to do other then wait on my loan approval and close on the stinkin thing.  I will talk again with my buyers agent tomorrow to make sure everything is taken care of.  I don't want to kick myself again. So now I wait and twiddle my thumbs...

Plan Ahead

How many times have you heard it, heck we've all said it a few times ourselves. We repeat this phrase to remind ourselves not to just blindly barrel ahead like a car a demolition derby. Plan ahead. I'm the first to say that you cannot plan for everything. Life is to dynamic to even try. Not to mention to much planning results in analysis paralysis and no one likes spinning their wheels. But, those who fail to plan, plan to fail. I bring up planning because, I really think I let myself d...

First Update

I guess it can't really be called an update, but more of an intro on my progress so far on my first liveandflip. About two months ago, I expressed my interest to purchase my first home. My intention was to wait until my lease was up and purchase the home. I got two very good words of advice from Andviv (Andres). "Why wait?" From then on, I've been working towards my first home. I looked at my financing, checked my credit, contacted a buyers agent, looked over around 200 homes, walked th...

Goals

Let's talk goals. Something everyone should have. Ive been working on my goals for some time now. I have them in two forms. Written and visual. I have the written goals as specific ideas or things I want to accomplish. The visual goals or "Vision Board" is my daily reminder of my written goals. I got this idea from Sonya, a very successful woman in the storage rental business. If you notice I have a lot of items on there including a trip to Europe, some vehicles, a dog, solar panel...

Why The Blog?

I thought I would jump on the blog train. I have never been very into creating blogs, but I thought it would be fun to chronicle my goal to live and flip a house. So what does it mean to live and flip? It means exactly that. I'm going to live in a house while I flip it. I see the eyes rolling, "Isn't that what everyone does?" No, no it isn't. Let me lay out the plan. 1. I will find a house that is significantly below market value and below my budget. 2. I will work on the house o...
