I went and looked at the motivated seller probate. Has decent equity but needs some work. The seller is willing to sell what he owes for, I simply have no idea what to do with this odd property. I passed it along to another buyer. If it works out, maybe I can get a bird dog fee. As long as someone can help this seller.
I have received a few more negative calls. I’m not taking them to well. Its interesting how some folks are very eager to talk to me and others would rather rip my head off. I’m beginning to wonder if probate is the right avenue for me. I keep telling myself I am there to help the seller and many sellers need help in this situation. To be honest though, I think I would be one of th angry callers if I got one of those letters. I have talked it over with my fiancé and I will also talk to my mastermind group for input. What kills me also is lack of focus. This was one item I was really focusing on, if I stop, I will be taking a step back if I stop. A lot to ponder.
On a positive note, I will be making a bid on an short sale listing in the next few days. I’ll update on that one later. I need to sit done with my buyers agent and spell out my criteria for him, and have him do the same for me. He’s been very helpful thus far, but I may be outgrowing one agent. Random thoughts, but I wanted to post an update.
Hey Jason, I understand how you feel. My husband has had the same issue (he’s been handling the calls for this campaign). While we figure out how we want to proceed with those leads, we’re going to work on the short sales and so some marketing in that area. We’ve also been following up with the absentee owners leads from last year to see how things are going with their houses, etc.
The way I see it, if you don’t feel right about it, you should find something that you do feel right about…besides, people can sense if you don’t feel right about something. There’s no reason to believe that just because this is the first thing you’ve really focused on you can’t refocus on something that you feel better about.
I have full confidence that you’ll be successful regardless of which niche you choose to focus.

My mastermind group suggested I try advertising in the paper or using a virtual assistant to screen those callers. I’m undecided atm. I do feel like I may be taking advantage of folks in a bad situation. Again, I really need to sit down and think about it.

I haven’t had nearly the amount of negative calls as you have, I’ve actually had about 95% seem very nice and thank me for the interest in their house. I did miss one angry caller who left me a voicemail. Google Voice transcribed the message into text so I actually haven’t even heard it yet LOL…i’m scared to.
What ever you have done in Probate, I’m sure you have learned a lot and pushed yourself to new heights. That in itself is an accomplishment and one that can be transferred over to another avenue in which you feel more comfortable with.
My only thought is, what avenue of real estate investing would you feel that your not taking advantage of people? Answer that question first and then go after it!
Very true Scott. I need to look at whether I can will feel the same in the other avenues. I need to push myself forward. I am currently weighing very heavily on whether or not to hire a real estate coach. If it gets me kick started, I’m sure it will be worth it. Might help me focus. I think I’ll blog on it soon.
Hey Jason, there’s nothing inherently wrong with the way you feel…they are your feelings, but you definitely should know that you are providing solutions. It’s just a matter of doing advertising in a way that makes you feel good about the service you’re providing.
hey wait a minute. If you have a motivated eller with equity on that probate deal, why dont you tie it up under contract and try and wholesale it? It wont cost you much for an option fee and some bandit signs.

I just sent out my first batch of probate letters last week. I received one call (turned out well), but am so afraid of hearing from an angry seller. At least I’ll know I’m not alone if I do.
